房地产公司绩效考核体系构建研究
摘要
随着我国经济的高速发展，我国房地产行业最近几年得到迅速发展，房地产企业也得到了蓬勃
发展。随着今后几年房地产行业的持续发展，越来越多的企业或者投资者会进入地产行业，这
将造成房地产行业的竞争会更加激烈。在竞争不断激烈的市场环境下，我国房地产行业面临着
严峻的挑战，遭受到来自市场以及政府宏观调控的威胁，在这种情况下房地产行业不可避免的
会进行重新洗牌，在这场行业内的洗牌活动中原本经营不善的企业毫无疑问将会被激烈的市场
机制淘汰出局。如今企业正处于大数据大信息化时代，资源市场的竞争已不是主流，企业之间
的竞争更多的表现为人力资源的竞争。目前正处于成长期的 ZN 房地产公司，随着近年来公司
规模的日益扩大，ZN 企业面临各种管理问题，诸如运营困难、项目管理缺失、员工缺乏工作
积极性等，企业原有的绩效考核体系已经失去效果，对 ZN 公司的绩效考核体系进行优化设计
已变得相当重要，对于面临严峻挑战的房地产企业更是如此。为此，根据 ZN 公司发展现状和
未来发展战略，建立和完善员工绩效考核体系从而促进企业的发展迫在眉睫。
本文首先通过分析和阐述国内外现有研究成果及相关理论，以 ZN 公司为研究对象，深入分析
了ZN 公司的绩效考核现状，为深入确切的了解 ZN 公司现行绩效考核体系所存在的问题，本
文采用满意度调查的方式通过对 ZN 公司的员工进行绩效考核满意度调查，得出了 ZN 公司绩
效考核体系所存在的问题，并深入探讨分析了问题的原因所在。在认识到 ZN 公司绩效考核的
问题后根据 ZN 公司目前的发展现状并结合相关理论，本文对 ZN 公司的绩效考核体系进行了
优化设计，并制定了优化方案。最后，本文还对绩效考核体系实施后的效果进行反馈和再优
化。同时，为了确保优化方案的顺利实施，本文还提出了相关保障措施。为 ZN 公司绩效考核
体系的再优化提供了一定的指导与帮助。同时，也能够为房地产行业中其他类似企业的发展、
完善绩效考核等提供相关建议。

ABSTRACT
With the rapid development of China's economy, China's real estate industry inrecent years has been
rapid development, real estate companies have also beenbooming. With the development of the real
estate industry in the next few years, moreand more enterprises or investors will enter the real estate
industry, which will resultin the real estate industry will be more intense competition. ZN Real Estate
Companyis in the growing period, the company is facing a variety of management problems,such as
operational difficulties, lack of project management, staff lack of workenthusiasm, enterprise
performance evaluation system has lost effect, the evaluationsystem is no longer suitable for the
further development of the company, and todevelop and improve the scientific and effective
performance appraisal system hasbecome crucial, for the real estate companies are facing severe
challenges. To this end,according to the ZN company's development status and future development
strategy,establish and improve employee performance appraisal system to promote thedevelopment of
enterprises is imminent.
Firstly, through the analysis and elaboration of domestic and foreign existingresearch results and
related theory, ZN firm as the research object, in-depth analysisof the ZN firm's performance appraisal
status, through the investigation and analysisof the ZN company performance assessment problems,
and the reasons for theseproblems are analyzed and discussed. Then, according to the development
status ofZN company and the related theory of performance evaluation, the optimizationscheme of ZN
company's performance evaluation system is designed. Finally, theeffect of the performance
evaluation system after the implementation of feedback. Atthe same time, this paper also proposes
some measures to ensure the smoothimplementation of the performance evaluation system, and the
follow-upimprovement plan and plan. It provides some guidance and help for the furtheroptimization
of the performance evaluation system of ZN company.
